PRINCIPAL
Trevor L. Brovold, MAI
Trevor has appraised commercial, agricultural, and special-purpose property since 1997, first with Robinson Appraisal Company and then CB Richard Ellis in Minneapolis, and since 2004 as principal of Brovold & Company. His practice today centers on eminent domain work — including partial takings and flowage easements for major flood-control and highway projects — alongside commercial lending assignments and technical reviews.

HOW AN ENGAGEMENT WORKS
A clear process from the first call to the final report
01 Scope & engagement
We define the property rights, intended use, effective date, and report type, then confirm the fee in a written engagement letter.
02 Inspection & research
On-site inspection, owner interview, and verification of sales, leases, and project plans with primary sources.
03 Analysis
Highest and best use, the applicable approaches to value, and — for takings — a before-and-after analysis supported by market evidence.
04 Report & support
A narrative report written to be read by underwriters, attorneys, and commissioners, with review, rebuttal, and testimony available as needed.
WHERE WE WORK
Minnesota and the Upper Midwest
Brovold & Company serves all of Minnesota and holds Certified General licensure in Minnesota and North Dakota, with assignments completed in Minnesota, North Dakota, South Dakota, Wisconsin, and Iowa. Rural and agricultural markets are a particular strength — the areas where thin sales data demand the most judgment.
Frequent assignment areas include southern Minnesota (Blue Earth, Nicollet, Le Sueur, Faribault, Martin, Watonwan, Brown, Waseca, Rice, and Steele counties), the Minneapolis–St. Paul metro, Rochester, St. Cloud, the Minnesota River and Red River valleys, and the Fargo–Moorhead region.
