A review of the report’s scope, data, analysis, and conclusions against USPAP and the client’s requirements, with a written statement of findings.
Field review with opinion of value
A full review that includes inspection and independent research, concluding with the reviewer’s own opinion of value where the original is not supported.
Litigation rebuttal
Review of an opposing expert’s eminent domain or dispute appraisal, written rebuttal for counsel, and testimony on the review conclusions.

A clear written conclusion
Each review states the scope performed, the specific deficiencies or strengths found, whether the value conclusion is credible and supported, and — when engaged for it — an independent opinion of value. Reviews are written to be used: by a credit committee, a right-of-way file, or a court.
